What a spring! I've never experienced anything quite like this in my long real estate career. The millennial group of potential buyers (ages 25-37) 80 million strong have decided it is time to buy and stop renting. Many have decided to start their families and move out of their parent's and grandparent's homes! This group of young buyers love homes that are move-in ready and will pay top dollar if that is the case. Kitchens, baths and flooring are always the best investment you can make to satisfy this unique group. Paint colors are critical and most requested...steel grey for living rooms, pale green for kitchens and taupe for bedrooms.
The pace of sale activity varies from subdivision to subdivision and property type to property type. Location, location, location is the mantra as always, but now add to that condition, condition, condition. Make sure you fix or replace any structural defects (basement, roof, furnace, plumbing, electric) as these items are critical to achieving an acceptable price for your home. You can still sell as is but the price will reflect the condition of your home or condo.
Inventory, meaning homes offered for sale on the market is at an all-time low. That is a good thing for anyone thinking of selling. I've seen the market change quickly due to world events, interest rate increases and other unplanned surprises. So if you are truly ready or thinking about selling...this is the time!
